Mostyn Manor Estates is a deed-restricted community nestled in the piney forest near Magnolia Texas; located just west of the Woodlands off of FM 1488.  Our quiet community features friendly neighbors, large wooded lots, cul-de-sac streets, parks, picnic areas, and a community lake and playground.
Only minutes away from beautiful Lake Conroe, the Woodlands Mall, and the Woodlands Medical Centers, it provides country living with the convenience of nearby shopping, entertainment, and outstanding medical facilities.  It is a great place to call home.

~ Voice Your Opinion About the MMPOA Expansion ~
If you attended the Annual Meeting of the Mostyn Manor Property Owners on January 12, 2015 you heard Mr. Ken Streeter from Hendricks Development, give a presentation of the proposed 180 acres that is on Community Road located 1/4 mile west of the intersection of Mostyn Drive.

The new Board met briefly after the meeting to discuss how to proceed. It was decided that the board should meet again as soon as possible to discuss the options and to draft a list of pros and cons for homeowners to consider. We know that we haven't thought of all of them but wanted to give you a few.

Keep in mind that the approximately 300 proposed new homes on the 180 acres WILL HAPPEN! There is no question whether it will be developed. There is no stopping it! What Mostyn Manor property owners need to decide is whether to take 300 more homes or another 180 acres into our POA as part of our subdivision.
What are the PROS to having these 300 homes annexed or brought into Mostyn Manor POA?

  • The developer will pay annual POA fees of $225 per each undeveloped lot as soon as the first section (consisting of approximately 70 lots) is platted. This is expected to happen by February or March 2015.
  • The ratio of revenue should exceed expected expenses.
  • The added funds will allow the POA to do more improvements.
  • The added funds could result in lower maintenance fees or reducing the need for near-term increases.
Consistent Home Size and Construction:
  • The builders are Dunn & Stone and a yet-to-be-named national custom home builder.
  • The homes will be approximately the same size, similar style, and price point of the homes currently being built in section 5 and 6.
Control: The expansion will fall under current Mostyn Manor deed restrictions, ensuring that only single-family homes with a minimum size of 2000 sq ft can be built on the 180 acres, and that the construction materials used must meet the current standards.
Political Clout: 600 voters as opposed to 300 would have far greater influence when soliciting the County Commissioners Court to install traffic lights, repair or repave streets, clean out drainage ditches, and so forth. 600 votes can have a very significant impact on the outcome of an election for a commissioners' seat.
Additional Amenities: The expansion will have a park, dry detention area, and streetlights.
Ingress and Egress: There will be a dedicated entrance at Community Road to serve the new section.

What are the CONS?

Sense of Community: Losing the sense of small community is one of the amenities we share in Mostyn Manor. We would be a subdivision of 644 homes instead of 344.

No Guarantee of Builder Commitment: Builders can pull out of subdivision if homes aren't selling.
Developer Commitment: There is a risk that the developer could delay or halt development if the home sales slow down as they did in 1999.
Deed Restrictions do not Support Expansion: According to the Deed Restrictions, Mostyn Manor was designated to be a community of 301 acres. When section 6 is complete Mostyn Manor would be officially built out. Deed restriction would need to be amended.

POA Board Capability/Competency: As with most POA Board of Directors, the Mostyn Manor POA Board consists of four members, plus a representative from Hendricks Development to take care of the business of the larger subdivision of 644 homes.
Possible Additional Expansion: The annexation of the 180 acres opens the door for further expansion and more homes/acreage being added, if the developer acquires more land in the surrounding area.

The Board wants to hear from you to get your pros and cons to bringing 300 more homes into your neighborhood. Please use the Contact Us link to send them your opinions as to why you think it would be a good or bad decision to include the new sections.

The Board needs to collect your comments quickly, and gather all of the relevant information so that we can present the findings at a special homeowner's meeting. We will soon let everyone know what the next step will be. Watch the website and Facebook for updates.

~ 2nd Annual Easter Egg Hunt ~
The Mostyn Manor Social Committee is hosting its second annual Easter Egg Hunt. Committee Chairman, Jennifer Ellis, is organizing and coordinating the event. She needs volunteers to help stuff aproximately 2000 eggs with treats, to help the little ones in the craft area, serve cookies and punch, and to hide the eggs according to age group. We had 65 kids participate in 2014 and expect many more this year.
We hope you will come out and enjoy a fun afternoon with the Easter Bunny and your Mostyn Manor neighbors.

~ POA Meeting - Board Election Results ~
Annual Property Owners Meeting was held on Monday, January 12, 2015.
Josh Cochran and Russ Reynolds were each elected to, two-year terms to fill Board positions that expiried. Josh will assume the position of Treasurer and Russ will assume the Vice President position.

~ Spring Neighborhood Garage Sale ~
The annual Mostyn Manor Spring Community Garage Sale is scheduled for 8 am to 5 pm on Friday and Saturday, April 10th and 11th. The POA will place ads in local newspapers, and POA-approved signs will be placed at the subdivision entrances.

It's a great time to turn those unwanted items lying around the house into cash, or find some terrific buys for yourself.
Remember to clean up promptly, and pick up any signs when the sale ends.

~ Use Our Free Classified Ads ~
Have something you want to buy or sell?  Have a service that you would like to advertise?  Mostyn Manor residents can advertise in the free classifieds area of the members-only web site.  Just register as a member, and then place your ad.  Ads are run for up to 120 days at a time, and you can edit, cancel, or resubmit at anytime.
- TIP -
If you want to run a long-term ad, but don't want to retype it every 120 days, save a copy in MS Word, and then cut and paste it into your submission request each time you renew.

~ Please Slow Down ~

Numerous residents of Mostyn Manor have been observed speeding in the neighborhood. If you are driving faster than 20 mph you are breaking the law. It is not worth the extra minute you think you'll save getting home or to 1488 by speeding.
Many children are oblivious to traffic while playing outdoors, and they don't have the reaction time that adults have to get out of the way. Please slow down, before someone suffers serious injury or worse.

~ Section 4, 5, & 6 Construction Update ~
Mostyn Manor section 4 is nearly built out, and the 51 lots in section 5 have new home construction underway. There is now a third entrance to Mostyn Manor on Community Road, making Mostyn Drive a through connection between Community Road and FM 1488. Section 6 has been platted, roads have been paved, and infrastructure is being completed for home construction to begin.
