Mostyn Manor Estates is a deed-restricted community nestled in the piney forest near Magnolia Texas; located just west of the Woodlands off of FM 1488.  Our quiet community features friendly neighbors, large wooded lots, cul-de-sac streets, parks, picnic areas, and a community lake and playground.
Only minutes away from beautiful Lake Conroe, the Woodlands Mall, and the Woodlands Medical Centers, it provides country living with the convenience of nearby shopping, entertainment, and outstanding medical facilities.  It is a great place to call home.

~ Annual POA Meeting ~
Annual Property Owners Meeting will be held on Monday, January 12, 2015. Click here for time and location details.
There are two, two-year-term, Board positions that will be expiring and elections will be held for those positions. If you would like to run for a position on the Board, please send Christy, at CKM, a brief resume or bio describing your interest in serving. Provide whatever background information you would like to share with the property owners to win their vote at the meeting.

~ Light Up for the Holidays ~
The Mostyn Manor Social Committee announced the winners for the outdoor holiday lighting and decorating contest on Dec 14th.
The home judged best decorated went to newcomers Blaise and Carol Volanski at 40381 Mostyn Drive. They were awarded a $100 restaurant gift certificate.
First runner up went to Jim and Brenda Spigener at 12510 Derringer who received a $50 certificate.

~ Mostyn Manor Expansion ~
At the annual POA meeting, Hendricks Development representative and Board Member at Large, Ken Streeter, discussed Hendrick's planned development of 180 acres they have acquired on the north side of Community Road. The property is located a half-mile north of FM1488, a quarter-mile west of the entrances to Mostyn Manor Sections V and VI.
According to Mr. Streeter the property will be developed into approximately 300 half-acre lots with a park and detention lake. The homes will be the same price range, size, and construction as currently being offered by Dunn and Stone in Mostyn Manor Section V and VI.
Currently the property is being cleared for roadway construction and utilities.

~ Active Builders in Mostyn Manor ~
Dunn & Stone Builders are currently building homes in Sections 4, 5, and 6 of Mostyn Manor Estates.  Their model home and sales office are on site.

~ Section 4, 5, & 6 Construction Update ~
Mostyn Manor section 4 is nearly built out, and the 51 lots in section 5 have new home construction underway. There is now a third entrance to Mostyn Manor on Community Road, making Mostyn Drive a through connection between Community Road and FM 1488. Roads have been paved in section 6 on the north side of Community Road.

~ Use Our Free Classified Ads ~
Have something you want to buy or sell?  Have a service that you would like to advertise?  Mostyn Manor residents can advertise in the free classifieds area of the members-only web site.  Just register as a member, and then place your ad.  Ads are run for up to 120 days at a time, and you can edit, cancel, or resubmit at anytime.
- TIP -
If you want to run a long-term ad, but don't want to retype it every 120 days, save a copy in MS Word, and then cut and paste it into your submission request each time you renew.

~ Annual Maintenance Fees Due January 1st ~
Annual maintenance fees are due on January 1st. Monthly finance charges will be applied on delinquent balances at an annual rate of 9%. Late fees of $20 will be assessed on February 1st.

~ Please Pick Up After Your Pets ~
A pet waste station has been installed at the Lake park, and one will soon be conveniently placed in the Marshall Drive park. Please use these waste stations when walking your pets. Help keep the parks a clean place for everyone to enjoy.

~ Montgomery County Leash Ordinance ~
Keeping your pets restrained is not only a deed restriction requirement, it is the law in Montgomery County. If your pet is not properly restrained (on a leash or other restraint described in the ordinance) when not on your property, you are in violation. Please adhere to the leash law.
Below is a summary of the restraint ordinance. The entire ordinance can be viewed at:
Subsection M.
"Restraint" means the control of an animal under any of the following circumstances:
a. When it is controlled by a lead, line or leash that is secured to a secure object or held by a person who is capable of controlling and governing the animal in question;
b. When it is within a fully enclosed vehicle;
c. When it is on the premises of the owner and/or custodian;
d. When it is restrained securely within an enclosure or fence; or
e. When it is under the physical control of the owner or custodian.
Subsection A.
All dogs and cats shall be kept under restraint, as defined in Section II., Subsection M. above.
