Mostyn Manor Estates is a deed-restricted community nestled in the piney forest near Magnolia Texas; located just west of the Woodlands off of FM 1488.  Our quiet community features friendly neighbors, large wooded lots, cul-de-sac streets, parks, picnic areas, and a community lake and playground.
Only minutes away from beautiful Lake Conroe, the Woodlands Mall, and the Woodlands Medical Centers, it provides country living with the convenience of nearby shopping, entertainment, and outstanding medical facilities.  It is a great place to call home.
New-home construction is currently underway in Sections 5 & 6, with many choice lots still available.  Come visit us soon.
~ 2017 Maintenance Fees ~
In November, CKM Property Management sends out statements for the 2017 POA maintenance fees. Your fees keep the subdivision operating. They pay for the streetlights, mowing the parks, landscaping, lake maintenance, mosquito fogging, and a host of other essential services for our neighborhood.
Costs have been rising over the past several years for many of these services, but in spite of these rising costs the Board has held steady on not raising fees. They hope to continue with additional beautification and improvement projects in 2017, and your maintenance fees will ensure that we keep moving in that direction.
The Board members are diligent in their decisions to spend your money. Competitive bids are always requested for major expenditures of association monies. They constantly look for ways to reduce operating expenses, and invest rainy-day funds to ensure the best rate of return. They are committed to making improvements and serving the residents of Mostyn Manor. To that end, your suggestions, comments, feedback, and active involvement are a critical part to ensuring success.
Annual POA fees are due by January 1st each year. To avoid late charges, please be sure to pay your maintenance fees by the due date.
Payments can be made online (see Make a Payment). The online site charges an additional processing fee. You can use credit card or E-check drafted from your checking account. You will need your payment coupon from your statement to enter the necessary information to complete the transaction.

~ Followup to Annual POA Meeting ~
The MMPOA Board of Directors would like to update some points that were made by Commissioner Riley at the Annual POA Meeting.
ATVs MAY NOT be driven on public roads unless the driver is a licensed driver, a farmer or a rancher traveling no more than 25 miles, a public utility worker, or a law enforcement officer. The vehicles must also be street legal (working head lights, tail lights, and brake lights).
Golf Carts may be operated on a public roadway and registration is not needed in the following situations: in master planned communities with a uniform set of restrictive covenants in place, on public or private beaches, during the daytime and no more than two miles from where the owner usually parks the golf cart and for transportation to or from a golf course, or to cross intersections, including a road or street that has a posted speed limit of no more than 35 miles per hour, as long as it is equipped with a slow-moving vehicle emblem (Orange Placard).
He stated that all Golf Carts needed to have head lights, tail lights, and brake lights. The driver needs to be licensed and insurance is highly recommended while not required. Montgomery County will begin checking for these items when they are on patrol in the neighborhood.  
The state, a county, or a city may prohibit golf cart operation on all or part of a public road in the interest of safety. If you have any further questions about driving Golf Carts and ATVS on the streets of Mostyn Manor the MMPOA suggests that you contact Montgomery County Commissioner Riley's office at 281-259-6492.
In response to a resident's question about a traffic light installed at Manor or Mostyn Drive, Commissioner Riley advised us to call his office for this information. Commissioner Riley's office stated that "when the FM 1488 construction is complete we will do the warrant/traffic study".  
The 2016 MMPOA quarterly meeting dates will be posted as soon as we get confirmation from Magnolia Parkway Elementary.

~ Section 5, & 6 Construction Update ~
Mostyn Manor Estates section 5 is nearly built out, and new home construction is underway in section 6. Once section 6 is built out, new-home construction in the subdivision will be completed.

~ Annual POA Meeting - Monday 1/23/17 ~
The 2017 Annual Members Meeting is scheduled for January 23rd, 2017. See Upcoming Events for time and location.
There will be elections for three open board of director seats. If you are interested in running for a position on the Board, please send a short biography to no later than December 23, 2016.

~ Tree Maintenance ~
OSHA (the Occupational Safety and Health Administration) reports that on average, there are over 100 landscape and tree-fall fatalities every year. And there are countless other non-fatal injuries and property losses that result from falling trees or tree branches.
When these accidents are a result of negligent property maintenance they could lead to litigation, including wrongful-death lawsuits, personal-injury lawsuits, or premises-liability lawsuits.
Check your property frequently, and remove any dead or diseased trees so they don’t pose a danger to your family, neighboring properties, or power lines.
Trees near power lines can be trimmed or cut down for free if the property owner notifies Center Point Energy of the potential hazard. The property owner is responsible for hauling off the cut trees.

~ Slow Down ~

Some residents of Mostyn Manor, and many from outside the neighborhood, have been observed speeding through the subdivision. If you are driving faster than 20 mph you are speeding. Please slow down...the constable will be issuing tickets.

~ Active Builders in Mostyn Manor ~
Dunn & Stone Builders are currently building homes in Sections 4, 5, and 6 of Mostyn Manor Estates.  Their model home and sales office are on site.

~ Use Our Free Classified Ads ~
Have something you want to buy or sell?  Have a service that you would like to advertise?  Mostyn Manor residents can advertise in the free classifieds area of the members-only web site.  Just register as a member, and then place your ad.  Ads are run for up to 120 days at a time, and you can edit, cancel, or resubmit at anytime.
- TIP -
If you want to run a long-term ad, but don't want to retype it every 120 days, save a copy in MS Word, and then cut and paste it into your submission request each time you renew.
