Mostyn Manor Estates is a deed-restricted community nestled in the piney forest near Magnolia Texas; located just west of the Woodlands off of FM 1488.  Our quiet community features friendly neighbors, large wooded lots, cul-de-sac streets, parks, picnic areas, and a community lake and playground.
 
Only minutes away from beautiful Lake Conroe, the Woodlands Mall, and the Woodlands Medical Centers, it provides country living with the convenience of nearby shopping, entertainment, and outstanding medical facilities.  It is a great place to call home.
 
New-home construction is currently underway in Sections 3 & 4, with many choice lots still available.  Come visit us soon.
 
~ Quarterly POA Meeting Rescheduled ~
The Mostyn Manor POA Board of Directors will conduct their quarterly meeting on Monday, June 17, 2013. The first half of the meeting is an open general meeting in which Mostyn Manor property owners are welcome to attend. The Board will then move to a closed meeting to conduct Board-specific business.

~ Section 4 Construction Update ~
New home construction is near completion in section 3, and section 4 is now open for new home sales. The roads are paved, street lights and utilities are in place, and new model homes are will be opening soon. There are 57 lots in section 4, and another 55 or so planned for section 5. Lots are selling so quickly in section 4, that the developer reports that work on section 5 may begin as early as late Fall.
 

~ Active Builders in Mostyn Manor ~
D. R. Horton and Dunn & Stone Builders are currently building homes in Sections 3 and 4 of Mostyn Manor Estates.  Both builders have model homes and sales offices on site.

~ Playground Safety Compliance ~
A safety inspection of the playground equipment at the Marshall Dr park was conducted in late January to ensure our playground is in compliance with required safety standards. Necessary minor equipment repairs have been completed, and new kiddie-cushion mulch and signage has been installed. The playground is safety compliant.

~ Use Our Free Classified Ads ~
Have something you want to buy or sell?  Have a service that you would like to advertise?  Mostyn Manor residents can advertise in the free classifieds area of the members-only web site.  Just register as a member, and then place your ad.  Ads are run for up to 60 days at a time, and you can edit, cancel, or resubmit at anytime.

If you want to run a long-term ad, but don't want to retype it every 60 days, save a copy in MS Word, and then cut and past it into your submission request each time you renew.

~ Please Drive Carefully ~
Please observe the posted speed limits.  The precinct 5 constable patrols the neighborhood, and will ticket speeders.


 
~ Entrance Makeovers Completed ~
Both the Mostyn Drive and Manor Drive entrances went through a major landscape makeover this month. The POA Board approved the expenditures to upgrade the landscaping around the monuments in March and the work was completed in May.
 
The work included enlarging existing beds, installing a rock retaining wall around the front of the monuments, new plantings, relocating existing plants and hardscape, and new beds behind the monuments. New (smaller) meters also were installed on the irrigation systems to help lower monthly water bills.

~ Sheriff Deputies on Neighborhood Patrol ~
Montgomery County Sheriff deputies have stepped up nighttime patrols through the neighborhood to try to curb the recent increase in construction theft in Sections 3 and 4. They will be in unmarked vehicles and will be looking for any unusual late-night activity or suspicious traffic around new construction sites. If you see any construction site activity after normal working hours (beyond sunset), you are asked to call the Sheriff's department (911) and report suspicious activity and possible construction theft in progress.

~ Illegal Motor Vehicle Operation ~
It is illegal to operate an unregistered motor vehicle on state and county roads in Texas. The streets in Mostyn Manor are owned and maintained by Montgomery County. Motor vehicles such as some scooters, ATVs, mini bikes, and golf carts are not street legal (do not meet the criteria to be registered), and cannot be legally operated on subdivision streets. Driving these types of motor vehicles in the subdivision also violates deed restrictions.
 
It is also unlawful for unlicensed drivers to operate any type of motor vehicle on state or county roads. A valid Texas divers license is required to operate a motor vehicle on the road.
 
The Mostyn Manor POA has contracted with Montgomery County, Precinct 5, Constable, Marshall Williams to routinely patrol the neighborhood. He will ticket those found to be operating unregistered vehicles or unlicensed drivers operating motor vehicles on subdivision roads.
