Mostyn Manor Estates is a deed-restricted community nestled in the piney forest near Magnolia Texas; located just west of the Woodlands off of FM 1488.  Our quiet community features friendly neighbors, large wooded lots, cul-de-sac streets, parks, picnic areas, and a community lake and playground.
 
Only minutes away from beautiful Lake Conroe, the Woodlands Mall, and the Woodlands Medical Centers, it provides country living with the convenience of nearby shopping, entertainment, and outstanding medical facilities.  It is a great place to call home.
 
New-home construction is currently underway in Sections 4 & 5, with many choice lots still available.  Come visit us soon.
 
 
 
~ Spring Neighborhood Garage Sale ~
The annual Mostyn Manor Spring Community Garage Sale is scheduled for 8 am to 5 pm on Friday and Saturday, April 25th and 26th. The POA has placed ads in local newspapers, and POA-approved signs will be placed at the subdivision entrances.

It's a great time to turn those unwanted items lying around the house into cash, or find some terrific buys for yourself.
 
Remember to clean up promptly, and pick up any signs when the sale ends.

~ Great Time at the Egg Hunt ~

The weather couldn’t have been nicer for the Mostyn Manor Easter Egg Hunt in the Marshall Drive Park on Saturday, April 12th.  In addition to searching for eggs hidden in the park, the children were treated to a live appearance from the Easter Bunny who was available for photos with participants throughout the event.
 
Lemonade and cookies were provided and served by D.R. Horton Home Builders, and Dunn & Stone Builders provided craft booths for the kids to paint colored eggs.  
 
The event was sponsored by, planned, and organized by volunteers from the POA Social Committee. Thanks to the home builders, the members of the Social Committee and the many other volunteers for their hard work to ensure a fun time for everyone.

~ Proposed Expansion Plans ~
At the annual POA meeting, Hendricks Development representative and Board Member at Large, Ken Streeter, discussed Hendricks proposed development of 180 acres acquired on the north side of Community Road. The property is located a half-mile north of FM1488, a quarter-mile west of the entrances to Mostyn Manor Sections V and VI.
 
According to Mr. Streeter the property would be developed into approximately 300 half-acre lots with a park and detention lake. The homes will be the same price range, size, and construction as currently being offered by Dunn and Stone and D.R. Horton in Mostyn Manor Section V and VI.
 

~ Section 4 and 5 Construction Update ~
Mostyn Manor section 4 is nearly built out, and the 51 lots in section 5 have new home construction underway. There is now a third entrance to Mostyn Manor on Community Road, making Mostyn Drive a through connection between Community Road and FM 1488. Road construction is rapidly progressing in section 6 on the north side of Community Road.
 

~ Use Our Free Classified Ads ~
Have something you want to buy or sell?  Have a service that you would like to advertise?  Mostyn Manor residents can advertise in the free classifieds area of the members-only web site.  Just register as a member, and then place your ad.  Ads are run for up to 120 days at a time, and you can edit, cancel, or resubmit at anytime.
 
- TIP -
 
If you want to run a long-term ad, but don't want to retype it every 120 days, save a copy in MS Word, and then cut and past it into your submission request each time you renew.

 
~ Yard-of-the-Month Award ~
Each month from May 1st through October the Social Committe will award one lucky homeowner the designation of "Mostyn Manor Yard of the Month".  Not only does this award come with bragging rights, but the winner also will receive a $50 dollar gift certificate to use at a local garden center.  So break out the fertilizer, trim up the srubs, plant those flowers, and mulch those beds. You may be the next winner!

~ UPDATE - Park Improvement Project ~
 
The section III Lake Park improvement project is making good progress. On Friday, March 14th, the work was completed on the pavilion and the new cement walkways. March 19th the irrigation system was installed.
 
Landscaping work is complete. Several trees were planted, new beds were planted at the park entrance, and crape myrtles were planted along the roadway on March 31st. The cedar split-rail fence was installed Thursday, April 3rd. 

Bids are being evaluated for grading work and seeding to improve the quality of the grassy areas of the park. Once that is completed the swing set is next on the schedule.

~ Montgomery County Leash Ordinance ~
Keeping your pets restrained is not only a deed restriction requirement, it is the law in Montgomery County. If your pet is not properly restrained (on a leash or other restraint described in the ordinance) when not on your property, you are in violation. Please adhere to the leash law.

MONTGOMERY COUNTY RABIES CONTROL
AND
ANIMAL RESTRAINT ORDINANCE
 
SECTION II. DEFINITIONS
Subsection M.
"Restraint" means the control of an animal under any of the following circumstances:
a. When it is controlled by a lead, line or leash that is secured to a secure object or held by a person who is capable of controlling and governing the animal in question;
b. When it is within a fully enclosed vehicle;
c. When it is on the premises of the owner and/or custodian;
d. When it is restrained securely within an enclosure or fence; or
e. When it is under the physical control of the owner or custodian.
 
SECTION IV. RESTRAINT AND IMPOUNDMENT
Subsection A.
All dogs and cats shall be kept under restraint, as defined in Section II., Subsection M. above.

~ Active Builders in Mostyn Manor ~
D. R. Horton and Dunn & Stone Builders are currently building homes in Sections 4 and 5 of Mostyn Manor Estates.  Both builders have model homes and sales offices on site.
